Case Study
The Square Town Centre
The Square Town Centre Tallaght is one of Ireland’s largest shopping centres. It is a three-level shopping centre which opened in 1990. The property managers identified that their service area lighting had a significant operational load. Evia was requested to review the energy consumption of the Lighting in the service areas and to devise a costed strategy to reduce. Key targets were to achieve significant reductions in energy consumption, reduce maintenance costs and to calculate the Sustainable Investment Payback period.
Evia analysed the existing lighting and devised a costed solution to replace. The identified payback period on the recommended investment was under 2 years Following consultation with the asset managers Evia implemented the recommendations:
- Upgrade of all lighting to LED across the 296 fittings in the Service Areas
- Ensure new lighting contained micro sensors and proximity sensors
- Reduce lighting levels when no pedestrian presence is detected within 3 minutes
The implementation was achieved with no interruption to the operation of the busy shopping centre.
A Reduction in lighting load from 148011 kW to 30923 kW with LED and sensors, an estimated Annual saving of 117088 kW (79%). This has resulted in an annual reduction of 54,797kg of Co2.
Completion of the project also included the following benefits:
- Updated and efficient emergency lighting systems
- Higher lumen output creating a brighter and safer working environment
- Increased Life expectancy of the Lighting Infrastructure guaranteed at 50,000 Hours or 5 Years
- Zero maintenance or replacement costs for a guaranteed period
