No. 2 Ballsbridge
The owners of No2 Ballsbridge wanted to investigate the option to transform a 1998 office building into an energy-efficient A Rated property. Evia was engaged to conduct a comprehensive review and survey with the aim of identifying the necessary steps to achieve this conversion.
The review encompassed an evaluation of the operational efficiency of the existing M&E systems and pinpointed opportunities to enhance the overall performance of the property. This analysis was conducted through a thorough, high-level energy assessment, ASHRAE.
Evia devised a Sustainability Strategy with a focus on the energy aspects of the building. The Strategy recommended a clear route to elevate the Building Energy Rating (BER) from C3 to A3 while retaining the original facade intact, including its glazing.
The Sustainable Pathway Report set out the costed route for the current owner, potential occupiers, investors and funders to bring the asset a BER A rating. The recommendations include:
- Achieving an A3 BER rating, while preserving the property’s original facade.
- Drastically reducing energy consumption by 65% from 231 kWh/m² to 83 kWh/m².
- Removal of the use of fossil fuels.
- Safeguarding the value of the asset and appealing to potential investors.
- Attaining membership within the exclusive 2% bracket of all Irish office assets boasting an A rating.
