Alexandra House
Alexandra House is an office building built circa 1998. The Owners tasked Evia with devising a strategy to bring the building to a green BER A Rated level.
Evia undertook a sustainability review for Alexandra House which assessed the performance and efficiency of the building. This included an assessment of existing mechanical plant and electrical systems and usage, while also identifying opportunities that would benefit the overall performance. This included a high-level energy assessment and ASHREA study.
The review resulted in a Sustainable Pathway Strategy for the asset which set out the work required to bring the building to a BER A3 including an assessment of costs.
The strategy involves using a mixture of upgrades to the existing plant and electrical systems along with the installation of new systems. The strategy sets out the pathway to achieve an increase in the BER rating from C3 to A3 without removing or upgrading the façade or glazing.
The recommended pathway allows the owner to implement the works and or demonstrate to potential occupiers, funders or purchasers a viable route. This route will bring the asset to a sustainability level aligned with future market demand. The project demonstrates that office buildings built in the 1990s can be brought up to a high standard of sustainability with minimal structural works.
The pathway sets out the strategy to achieve a reduction in energy consumption of 60%.
Once implemented the asset will join the 2% of offices that are A rated.
