Alexandra House
The Bannon Property Management Team identified that the energy usage in Alexandra House was higher than expected for a building of its type. Evia was brought on board to review the energy usage and to recommend and ultimately deliver a solution that would reduce energy consumption and costs.
Following a review and analysis of the consumption, Evia found that a critical contributor to this was the lighting. Evia recommended an implementation plan to
- Reduce energy requirements
- Reduce maintenance requirements
- Provide efficient lighting levels, meeting design and lux levels set out in BS and EN Standards
- Provide safe illuminated passage for users in the event of an emergency.
The implementation phase involved the replacement of 118 conventional lights with new LED fittings. Evia delivered the project within 4 weeks and within budget whilst achieving zero negative impact on the users of the building.
This resulted in a reduction in energy usage of over 50% (61,000Kw to 29,000Kw p.a.).
Completion of the project also included additional benefits of:
- Updated and efficient emergency lighting systems
- Higher lumen output creating a brighter and safer working environment
- Increased life expectancy of the lighting infrastructure guaranteed at 50,000 Hours or 5 Years
- Zero maintenance or replacement costs for a guaranteed period
