Athlone Town Centre
Athlone Town Centre is a large and complex mixed-use development, incorporating basement car parking, a shopping centre, a hotel, offices and residential units which opened in 2007. The Asset Managers identified energy efficiency as a critical part of their asset value enhancement strategy. In the shopping centre and car park specifically, a substantial amount of energy was required for day-to-day operations, particularly in Lighting, Heating and Cooling. The Evia team were engaged with the task of reviewing current performances, identifying high-impact energy usage, and providing a strategy to reduce.
Evia devised a strategic action plan to cover all aspects of energy usage. Following consultation with the Asset Managers, Evia implemented the strategic advice including
- Upgrade of lighting to LED Lighting across the Shopping Mall, Service Areas, and Carparks
- Upgrade the existing BMS System to a new BEMS System, aligning with EN ISO 52120-1 Energy Performance Standards
- Install cloud accessible Smart Metering System aligned with the BEMS
- Upgrade existing Geothermal Heat Exchange System, including controls, pumps, and energy efficiency.
- Introduction of a new Heat Pump System covering public toilet requirements.
- Implementation of ISO 50001 – Energy Management standard to the scheme.
Evia developed a project scope, and project tender, and then project managed the implementation. This was achieved over a 7-month period in a busy trading shopping centre with no interruption to trade.
The project achieved:
- Reduced energy consumption by 40%, resulting in reduced emissions of over 173,000 kg of CO2 annually
- Improved lighting Levels
- Improved Asset Lifecycle Ratings on plant and equipment of between 7-15 years
- Improved plant efficiencies in heat and cooling
- Intelligent BEMS benchmarking of energy use and efficiency based on data real-time and collective analysis of demand peaks and normality, resulting in intelligent energy management for Athlone Town Centre
Evia has now embarked on an owner’s energy monitoring and managing programme to improve energy usage throughout the scheme. This will result in the development of a smart energy strategy in line with EN ISO 52120-1:2022 and ISO 50001.
